Jewel Plummer Cobb Residence Hall – Fullerton, CA

California State University, Fullerton (CSUF) contracted Triad Consulting & System Design Group (Triad Consulting) to provide consulting and design services for fire alarm system replacement design services for the Jewel Plummer Cobb Residence Hall consisting of the Cypress, Valencia, and Sycamore apartments.

The 4-story buildings, built in the mid-80’s, each containing 66 housing units, have difficult accessibility challenges and limited as-built documentation necessitating numerous site surveys to develop the most efficient design that meet both CSUF fire/life-safety design standards and state fire codes. Triad Consulting also provided design for extension of the University’s emergency paging system to include the residence buildings and surrounding areas.

Triad staff has worked closely with CSUF stakeholders (Central Plant, Student Housing, Project Management, Design and Construction, and Campus Police) as well as representatives from the state fire marshal’s office and the campus standard fire alarm manufacturer (SimplexGrinnell).

Phases of the project included a needs analysis study, construction document phase with 65%, 95% and100% deliverables consisting of detailed drawings and specifications, estimated construction budgets, and proposed construction schedule to meet CSUF Student Housing requirements.
